The three main flat roof systems

EPDM rubber roofing is a single sheet of synthetic rubber, bonded to the deck. It has few or no joints, copes well with cold and lasts 20–30 years or more. It is the most common choice for extensions and garages.

GRP fibreglass is laid wet and sets hard, with a smooth, seamless finish that you can walk on carefully. It suits roofs with awkward shapes and lasts 25–30 years or more, but needs dry, mild weather to lay.

Torch-on felt is the traditional system, built up in layers. It is cheaper, but it lasts less long than EPDM or GRP, and needs a roofer with a hot-works insurance policy.

Repair or replace a flat roof?

If the leak is in one place, such as a split or a lifted edge, and the deck underneath is dry and firm, a patch repair is often enough. If the roof feels soft or spongy underfoot, there are several leaks, or the felt is cracked all over, the deck is probably wet and the roof needs replacing.

What a good quote includes

A flat roof quote should say which system is being used and its brand, whether the old roof is being stripped or overlaid, whether new deck boards and insulation are included, how the edges and upstands are finished, and the guarantee. Overlaying a failing roof without checking the deck is a common corner to cut.

Which flat roof system is best?

It depends on the roof. Our EPDM vs GRP vs felt guide compares cost, lifespan and where each one works best, and the flat roof price guide has typical prices per m² and by job size.

Flat roofing: questions people ask

What are the different types of flat roofs?

On houses, the three you will see are EPDM rubber (a single sheet of synthetic rubber), GRP fibreglass (resin and glass mat laid wet, which sets hard) and built-up felt (layers of bitumen felt, often torched on). Liquid coatings and single-ply PVC are used too, mostly on commercial roofs.

How do I tell what type of flat roof I have?

Rubber feels soft and slightly stretchy, usually black and smooth, with metal or plastic trims at the edges. GRP is hard and glossy, often grey, like a boat hull. Felt is rough and gritty, often with mineral chippings on top, and you may see overlapping strips. If you are not sure, a photo with your quote request helps the roofer.

Is EPDM good for flat roofs?

Yes. It is one of the best choices for extensions, garages and dormers: it copes with frost and sun, has few or no joints, and lasts 20–30 years or more when it is fitted well. Most EPDM failures come from poor edge detailing, not the rubber.

What are the downsides of EPDM roofing?

It can be punctured by sharp objects or careless foot traffic, it is usually black, and it relies on good glue and trims at the edges. Overlaying it on an old felt roof is not recommended. It also costs a little more than felt.

Can I install EPDM rubber roofing myself?

DIY kits are sold for sheds, but on a house the deck, insulation, upstands and edges have to be right or water gets in, and working at height brings its own risks. Most insurers and guarantees expect a professional installation on a home.

What are the downsides of using silicone roof coating?

A coating only works on a sound, dry roof: it will not fix a wet or rotten deck, and trapped moisture can blister it. It needs a very clean surface to stick, some coatings cannot be painted over later, and a cheap coating may last only a few years. Treat it as a repair or life-extender, not a new roof.

Can a flat roof be fitted in winter?

EPDM can be fitted in cold weather as long as the deck is dry. GRP needs dry, mild conditions to cure properly, so winter jobs may be delayed.
