What to do now

While you wait to hear back:

  • Move furniture, electrics and belongings away from the leak and put a bucket under the drips
  • If water is near lights, sockets or the fuse board, turn off the electricity to that area
  • If a ceiling is bulging with water, keep people out of the room
  • Take photos of the damage inside and out, from the ground, before anything is moved
  • Do not go on the roof or up a ladder in wind or rain

Temporary first, permanent later

In bad weather the first job is to make the roof watertight, often with a tarp or a temporary patch. The full repair follows when it is dry and safe to work. You should get a written note of what was done and what still needs doing, which your insurer will want to see.

Storm damage and insurance

If a storm caused the damage, tell your insurer as soon as you can. Most policies cover sudden storm damage, but not worn-out roofs. Keep the roofer’s report and your photos. Our storm damage guide goes through what insurers usually ask for.

Emergency roof repairs: questions people ask

How fast will I hear back?

Urgent requests are marked as urgent and passed on straight away. You will hear back within 24 hours, usually sooner. If you are in immediate danger, such as a ceiling about to collapse or water near electrics, leave the room and call 999 if needed.

Is an emergency call-out more expensive?

A temporary repair or tarp is usually a small job, but out-of-hours and weekend call-outs can cost more. Ask for the price before the roofer starts.

What should you do when your roof is leaking?

Catch the water with buckets and towels, move belongings and electrics away, and turn off the power to that area if water is near lights or sockets. Take photos, stay off the roof and ladders in bad weather, and send an urgent request so a roofer can make it watertight.

Can I claim for a leaking roof on my house insurance?

Usually if the leak was caused by sudden damage, such as a storm lifting slates. Usually not if it came from wear and tear, such as rusted nails, perished felt or moss-blocked gutters. Contact your insurer early, and keep photos and the roofer’s written report. Our storm damage guide explains what insurers ask for.
