What fascias and soffits do
Fascias are the boards along the edge of the roof that the gutters fix to. Soffits close off the underside, between the fascia and the wall. When timber boards rot, gutters sag and leak, and birds and damp get into the roof. Replacing them with uPVC means no more painting.
Signs it’s time to replace them
Look for:
- Flaking paint, soft or split timber
- Gutters that sag, drip at the joints or overflow in heavy rain
- Damp or green streaks on the wall under the gutter
- Birds or wasps getting in at the eaves
What to ask for in a quote
Ask whether the old boards are being removed or capped over. Capping covers rotten timber with uPVC and hides the problem; full replacement costs more but lasts. Check the quote includes eaves protection and ventilation, so the felt at the bottom of the roof is supported and the loft can breathe.

Fascias, soffits & guttering: questions people ask
What is fascia and soffit?
The fascia is the long board fixed to the ends of the rafters along the edge of the roof, which the gutter is screwed to. The soffit is the board underneath, closing the gap between the fascia and the wall. Together they keep out weather and birds and help the loft breathe.
How much does it cost to replace soffit and fascia on a house?
It depends on the length of the roofline, whether the old boards are taken off or capped over, and whether the gutters are replaced at the same time. Doing the gutters together saves on access and scaffolding. The roofer will measure up and give you a written price.
How are soffits and fascias fitted?
The gutters come down first, then the old boards. The roofer checks the rafter ends, fits eaves protection under the bottom row of felt, fixes the new soffits and fascias with stainless steel nails or screws, adds vents if the loft needs them, and refits new gutters and downpipes. A terraced house usually takes one to two days.
Does a roofer do fascia boards?
Yes. Many roofers fit fascias, soffits and guttering, and it makes sense to use one because the work meets the bottom edge of the roof. Specialist roofline fitters do it too.
How often should gutters be cleaned?
Once a year is enough for most houses, ideally in late autumn after the leaves have fallen. Houses near trees may need it twice.
Is capping over old fascias a bad idea?
Capping is fine if the timber underneath is sound. Over rotten boards it just hides the rot, which carries on spreading. Ask the roofer to check the boards before you decide.
