Signs your chimney needs work

Chimneys take the worst of the weather because they stick up above the roof. Look out for:

  • Mortar crumbling or missing between the bricks
  • Damp patches on the chimney breast inside, or on the ceiling next to it
  • Lead flashing lifted, split or missing where the stack meets the roof
  • Pots that are cracked, loose or leaning
  • A stack that leans, or bits of brick or mortar in the gutter

What the work involves

Almost all chimney work needs scaffolding or a chimney scaffold, which is part of the cost. Repointing means raking out the old mortar and replacing it. New flashing is usually lead, dressed into the brickwork. If the stack is unsafe, the roofer may advise rebuilding it from roof level, or taking it down and tiling over if the fireplace is no longer used.

Shared chimneys

Many Merthyr terraces share a chimney stack with next door. If the work touches the shared part, talk to your neighbour first: the Party Wall etc. Act 1996 may apply, and it is often cheaper to split the scaffolding.

Chimney work often happens alongside a re-roof, while the scaffolding is up. See new roofs and the new roof price guide, or planning and party walls if the stack is shared.

Chimney repairs: questions people ask

Do roofers repair chimneys?

Yes. Most roofers repoint stacks, replace flashing, refit pots and cowls, and rebuild or remove stacks above the roof. Sweeping and lining flues are separate jobs for a chimney sweep or flue engineer.

How much does it cost to take down and rebuild a chimney stack?

It depends on the size of the stack, how much needs rebuilding and whether scaffolding is needed. A rebuild from roof level usually includes new flashing and pots. If the chimney is no longer used, taking it down and tiling over is often the cheaper option. The roofer will give you a fixed written price once they have seen it.

How much does it cost to waterproof a chimney?

It depends on why water is getting in. Failed flashing needs replacing, cracked mortar needs repointing, and an unused flue can be capped or fitted with a cowl. Breathable masonry sealers can help porous brick, but they will not fix failed flashing or cracked mortar.

How can I fix my chimney?

Chimney work is at height and usually needs scaffolding, so it is not a safe DIY job. What you can do is spot the problem from the ground with binoculars (crumbling mortar, lifted lead, a leaning pot) and take photos to send with your quote request.

Do you need permission to remove a chimney breast in the UK?

You need building regulations approval, because the breast often supports the stack above, and a structural engineer usually has to specify a support. If the chimney is shared, you need to serve a party wall notice on your neighbour. Planning permission is normally only needed for listed buildings or conservation areas.
